Edwardsville - Glen Carbon, IL

Homes

The area’s oldest remaining residential structure was most likely constructed before 1809. While the antiquity of this log cabin, located along Edwardsville’s North Main Street, is now disguised by generations of renovation, many of the area’s historic homes are still displayed in all their resplendent grace. From Col. Benjamin Stephenson’s early 19th-century Federal-style brick home, to the extravagant lines of Victorian structures along the tree-lined St. Louis Street historic district, to the humble elegance of vernacular bungalows in historic Leclaire, Edwardsville is a mélange of existing real estate and traditional architecture.

However, Edwardsville and Glen Carbon offer so much more than just historic homes. The area is quickly developing a reputation for its diversity of housing options and its abundance of affordable land. Currently, new residential developments are expanding the range of available single-family homes, condominiums and apartments at an unprecedented rate. According to a local real estate expert, both the sales of homes and the values of those homes are experiencing a sustained upward surge.

For instance, 3,071 homes were sold in Madison County between January 1 and November 30 of 2003. During the same time period in 2004, that number rose by nearly 8 percent to 3,309 homes sold. Additionally, the value of homes sold in Edwardsville and Glen Carbon during the same time period demonstrates a significant dividend. The median cost of a home sold in Edwardsville in 2003 was $153,000; it registered as $159,900 in 2004. The difference was even more astounding in Glen Carbon, where the 2003 value of $167,000 skyrocketed to $193,250 in 2004. Glen Carbon currently ranks among the top five communities for housing quality in the entire region.

If the proximity to St. Louis, quality local schools and a broad spectrum of employment opportunities aren’t enough to convince you to relocate to the area, then maybe the variety of new residential developments will entice you to reconsider. Developments such as Timberwolfe in Glen Carbon offer sprawling executive-style homes in the $300s–$400s range. Vicksburg and Timber Ridge, on the other hand, offer more modest homes in the mid-$200s to upper $300s. Then, there are developments like Ebbet’s Field, which upon completion will run the gamut from the $200s all the way through the $600s.

If you are considering a move to the area and require a bit of assistance during the golden years of your life, Edwardsville and Glen Carbon are home to two state-of-the-art retirement communities — Eden Village and Meridian Village. Both of these developments serve residents with a full continuum of care. Duplexes, assisted living apartments and full-care nursing facilities are all available.
